Merritt Properties purchased 226 Schilling Circle in October 2019 with plans to redevelop the vacant Hunt Valley office building. Renovations began in March 2020 with a nearly complete demolition of the entire building. Structural steel, concrete slabs, elevator shafts and stairs were left in place.

Completed in November 2021 and now known as Schilling Green III, the redeveloped 98,640-SF, Class-A office building features a sleek building façade with brick and extensive floor-to-ceiling windows, an updated two-story lobby, a community lounge, an outdoor patio, updated restrooms, modernized elevators and all new building systems. The building is intended for LEED Gold certification.

The community lounge, known as The Core, was designed with building employees in mind and features: collaborative seating, a private chat room, a micromarket, a kitchenette, a smart television and aesthetically pleasing design elements, including sound-absorbing panels, wall graphics and biophilia, with access to the outdoor patio. The Core accompanies Merritt’s amenity-based programming, Merge by Merritt, which is focused on delivering a better workday.
